Five Steps We Take With Every Sealcoat Project

Clean-Off All Surfaces.
Remove dirt, dust, pebbles, leaves, algae, moss and grass.
Before sealcoating, the surface should be clean and dry.


Remove Oil Spots
Oil and grease stains can prevent the sealcoat from bonding properly, leading to uneven coverage and reduced protection. Treating these stains with a degreaser or specialized oil stain remover is essential to ensure a durable and effective seal. 


Patch small areas
If you seal over unfilled cracks and holes, it will trap moisture, leading to expansion and contraction with temperature changes, which can worsen the damage. Patching creates a smooth surface, preventing the sealant from pooling in low spots and ensuring a consistent appearance. A well-prepared surface will allow the sealcoat to adhere properly, increasing its longevity and effectiveness. 

Crack Filler

Crack filling helps prevent water from penetrating the cracks, which can lead to further damage and deterioration of the asphalt. Sealcoating over top of the crack-filler then provides a protective layer on top, enhancing the overall durability and appearance of the pavement. Sealcoating alone is not designed to fill cracks and sealcoating over unfilled cracks means the cracks will continue to expand beneath the sealcoat. 

Protect Other Surfaces

Before applying sealcoat to an asphalt driveway, it's crucial to protect surrounding surfaces like grass, concrete, building surfaces and landscaping from overspray and spills. This typically involves using painter's tape, drop cloths, or covering materials to prevent the sealcoat from adhering to unwanted areas.
